Derby City Council expands low-carbon affordable housing provision

A new council-led housing development in Derby is delivering improved energy efficiency and affordable homes for residents, as tenants begin moving into 22 newly completed properties. 

The scheme has been built on the site of a former care home and provides a mix of one-, two-and four-bedroom houses. It forms part of Derby City Council’s wider efforts to increase housing supply while making use of its existing land assets.  

A key feature of the development is its focus on energy performance. All homes have achieved the highest EPC rating, reflecting a design approach that prioritises reduced energy consumption and lower running costs for tenants. 

Low-carbon technologies have been integrated across the site, with properties fitted with solar panels and air source heat pumps. These measures support a shift away from traditional heating systems and contribute to significant reductions in carbon emissions compared to conventional housing. 

The homes have been designed to align with the Future Homes Standard, with the council indicating that operational emissions could be reduced by up to 80%. 

With the properties now occupied, the development represents a practical example of how local authorities are combining housing delivery with climate objectives, helping to address affordability, energy costs and emissions within a single scheme.
